Sorry I’m a bit late writing this month. I am now putting the folks’ houses on the market who weren’t ready before the Spring rush. Between repairs, photographers, paperwork, etc, I’m just getting around to this.
Regardless of what you may hear, the market remains very active for houses with realistic asking prices. We had 11 offers on the house on Valor, enclosed. We sold it to the 4th highest offer we got, which raises an interesting point: one of the things your agent should do is to analyze offers received, and one of the things they should look at is how likely it is to close escrow – and they all come with pre-qualification letters, which also need to be checked out for validity. After all, even if the price is $2 million over asking, if it doesn’t close, it doesn’t matter. The highest offer we got had an out of area property to sell. The most common problem with those is that the offering price you receive may be predicated on what the buyer thinks he’ll get for his sale; when he doesn’t get that price, we receive a phone call asking for a price reduction on yours. Or his sale falls out of escrow, or he sells to someone with a place to sell. These are all things that bring predictable problems later and a good agent should be able to avoid them.
I have a couple of new listings each of which are spectacular in its own way: 1825 Via Estudillio, PYE, is a breathtaking turn-key mid-century modern home in Lunada Bay. When you walk thru the front door you are engulfed in a sense of space, drama, and light. I can’t imagine that the architect didn’t get some kind of award for this. There are 4 bedrooms and 3 baths in the 3576 square feet of living space, 3 car attached garage, skylites galore, a spa, and a brand new roof. Walk to PV Intermediate and PV High schools. We are asking $2.7 million and we expect that this will sell quickly.
The other is a landmark in Rolling Hills Estates at #9 Pleasant Hill Drive, generally considered one of the most desirable streets in RHE despite the fact that I used to live on it. The stunning curb appeal is off the scale. For sale for the first time, this custom built home was built by a builder for his own family. Situated on an 18,886 square foot nearly flat lot, it includes 5 bedrooms, 6 baths, a spacious island kitchen, gorgeous formal dining room, 2 family rooms, a conversation pit (in this case talk is not going to be cheap), pool, spa, a cavernous 4-car garage with space for lifts, and other features too numerous to mention. I just took this listing and have to have it taped as the tax records are clearly wrong. It’s also very hard to put a price on, so drive by and call me if you’re interested.
