Well-Preserved Mid-Century

On the market for the first time is this lovely 2800 square foot one level home at 3255 Parkhurst Drive, RPV, in Crestmount.  It is priced at $995,000.  Well maintained by the former long-time owners, this 4 bedroom home features a 2.5-car drive-thru garage (a car guy's dream), a view of the harbor and ocean, and a very secluded location.  If you're into mid-century, you won't have to do much -- it already has the turquoise counters and appliances, apart...Continue Reading!

September 2012 Newsletter

This is the text of my newsletter sent to approximately 1500 people.  If you would like to get on my mailing list, either post a comment here or call me at 310 265-2141.   While the real estate market has slowed slightly in the past few weeks (too small a period to make any judgments), it’s still safe to say that if your house is priced correctly, you won’t have long to wait for a buyer.  The market picked up noticeably a...Continue Reading!

Sold Before It Hit the Market

Dana Graham

This lovely 5300 square foot Redondo Beach Mediterranean sold at $1.4 million before hitting the market.  On a 10,000 square foot nearly flat lot, this house has somewhere around 5 bedrooms (I lost count), formal dining, formal living, informal family, huge island kitchen, humongous full basement bigger than many houses I've sold, large usable pool, and 3-car garage. Zillow and the Like

Dana Graham

If you haven’t kept up on fast-moving real estate technology, Zillow may be an unfamiliar name to you.  If so, in the last few years, internet websites have sprung up for everything you can imagine, among which are those which purport to give you the value of your house or, perhaps more tantilizing, that of your neighbor.  Zillow is the most prominent of these, with such as Truila and Redfin also in the game. While the subject matter may not be...Continue Reading!

July, 2012, Newsletter

July, 2012  Dear Neighbor: Staging has become a hot topic lately, I suppose because with a slower market, sellers are looking for any edge they can get.  Staging, in case you don’t know, can refer to anything from re-arranging the existing furniture in the house, to bringing in a complete house full of new furniture, towels, accessories, dishes, wall hangings, etc, all in an effort to make the place look more attractive to a buyer.  In this case, I’m talking about...Continue Reading!

Staging

Dana Graham

Staging has become a hot topic lately, I suppose because with a slower market, sellers are looking for any edge they can get.  Staging, in case you don't know, can refer to anything from re-arranging the existing furniture in the house to bringing in a complete house full of new furniture, towels, accessories, dishes, wall hangings, etc, all in an effort to make the place look more attractive to a buyer.   For the purpose of this discussion, I'm defining staging...Continue Reading!

When Nice Doesn’t Get It

Dana Graham

This was actually written Sept 15, 2012, but I had to back-date it. Thomas Jefferson, though over-rated in my humble opinion, is definitely one of the better Presidents in US history.  His foreign policy was, however, not the best.  If more people were taught or studied that history, we might avoid some of the problems we seem to continually run into.  I'm referring specifically to North Africa at the moment. Prior to the American Revolution, the Colonies' not inconsiderable merchant marine enjoyed...Continue Reading!

Light Rail in Palos Verdes

Say what?  No, this is not some new scheme to bring light rail to Palos Verdes.  Actually, it was in the original plan for the City.   Everyone is familiar with the Red Cars that ran from downtown LA to San Pedro up until the early 1950's (my father used to ride them to work and back), but Palos Verdes was once slated to have its own system.  Like some other of the original ideas, it ran afoul of the Great...Continue Reading!
