Well, I guess predictions that interest rates were on a long-term increase turned out not to be quite true.  Rates on purchase money loans for homes are now right around 3.875%, about .5% lower than they were a couple of months ago.  Wait long enough and they’ll be paying you to take the money.

I’ve got 3 great listings coming up:

344 Via Almar, PVE is a 2642 square foot 4 bedroom 3 bath house in lower Malaga Cove.  In turn-key condition, it features a sweeping view of Santa Monica Bay and you can walk to Malaga Cove School, the Plaza, the Beach, etc.  Priced to sell at $1,995,000.

Have you ever wondered how to tell how much experience a given Realtor has?  One indication is the number of their Department of Real Estate license.  It has 8 digits and all agents are required to show it on their business card, ads, and signs.  They are assigned consecutively at the time a Realtor’s license is issued.  Any Realtor whose license number begins with anything close to 020 or higher is new – 020 are currently being issued.  On the other hand, any whose number begins with 00 has been in the business at least 30 years.  Just for reference, I got into this business in 1984 and my DRE License number is 00877973.  Not all long-time licensees have been practicing real estate from Day One, but experience is the only teacher in this business.

Finally, my website (www.DanaGraham.com) has got many real estate-related articles that I’ve written from personal experience over the years.  As you know, nothing I put out is simply the reproduced work of others.  It all originates with me.  One of my favorite articles is enclosed:  The Buyer Won’t Take a Shower in Your House, which goes into my best advice on making repairs (or not) prior to going on the market.  I wrote it in response to a lot of bad advice I see out there, one of the worst being to get an inspection and fix everything before going on the market.  I’m interested in getting you the most money in your pocket when escrow closes, which includes not having you spend a lot of money needlessly.   On that subject, I heartily endorse Stephanie Boyd, whose flyer is enclosed.
