Interest rates have begun to rise, as you’ve no doubt heard in the news.  As if there wasn’t enough pressure on inventory, this has caused more, as buyers do not want to miss out on these low rates.  If you’re a seller, this is a good time for you; one of the reasons prices have risen to all-time highs is that the historically low rates have made the current record high prices affordable.  Once the rates have risen to a level that is perceived as “high” (and no one knows what that is, but it’s certainly incremental), you can expect downward pressure on prices, as the “affordability factor” will kick in.  Prices in Palos Verdes have not really risen for about a year (based upon my anecdotal observations, since number-crunching doesn’t give you an accurate picture), but prices are still at all-time highs.  As you’ve heard me say for about a year now, if you’re thinking of selling and either not immediately buying or buying in a different market, get your house on the market asap.  In my 33 years in the business I’ve been thru a number of these cycles, and the downward ones are no fun.

Among the houses I’ve got coming up in the next few months is a really impressive estate in upper Lunada Bay.  It features 4 bedrooms, 3.5 baths, over 3500 square feet, sits on a lot of over 1/3 acre, and enjoys a sweeping ocean view.  We’ll be asking $2,695,000.  Call me if you have interest or know anyone who might.

The Palos Verdes Historical Society will be having an event where I will be interviewing Rosalee McCarrell, widow of Roy McCarrell Jr.  The McCarrell family farmed Palos Verdes from early in the last century until about 1972.  If you’re interested in early Palos Verdes history, you won’t want to miss this.  You can check my website for updates as to time and place – www.DanaGraham.com.  Right now it’s tentatively set for late June at the Unitarian Church on Montemalaga Drive.  The last talk I gave (on the history of Neighborhood Church) at the Malaga Cove Library was sold out weeks in advance (if I do say so myself), so when the date is firm, don’t wait to make reservations.  There will be a small charge and you have to make reservations.

This month the re-print from my website is entitled “It’s Not Rocket Science”, and discusses the fact that, like a lot of professions, being a Realtor does not require Mensa-esque IQ.  Being a competent Realtor, however, does require dedication, focus, and experience.  Being an outstanding Realtor (like me) also includes putting the client’s interest foremost and a determination to be the kind of Realtor you would want if you were the client.  I’ve been doing that for 33 years.  Call me at 310 613-1076 and we can talk.
