The real estate market continues to have a shortage of houses for sale, which has driven prices to record levels. Any house under about $2.5 million that has not sold within a month in this market needs to have its price seriously examined. You will see reports in the media that “Pending home sales fall to lowest level in a year” or something close to that. The reason is not that the market is slow as you might infer; the reason is that there simply aren’t enough houses for sale. If you’re a potential seller, that is good news, so call me.
About the time you receive this I will have the house for sale that a lot of people are looking for. #6 Pleasant Hill Drive is one of the original 7 on a street that became the most desirable in Rolling Hills Estates. My family was one of the original 7 and lived next door to #6 – at 2900 square feet 5 bedroom 3 bath one level, on an all usable lot of just under half an acre, the possibilities are endless. I will also have shortly a really charming 3200 square foot house in the Country Club area of RPV – secluded at the end of a cul de sac, you would think you’re in Big Sur. This one level house is beautifully designed to let the outdoors in, is extensively remodeled, and has a lovely black-bottom pool and spa nestled under the trees. The price has not yet been determined, so call me.
Last month I attended a memorial service for one of my recent clients, a long-time Palos Verdes resident. During the time when the family shared memories of their father, the daughter who had been the trustee of the estate mentioned some of the things I had done to sell the family home. It was nice to hear, and a little embarrassing all at once, tho hardly anyone in the room knew it was me. But I was sitting there thinking that arranging the estate sale, bringing the escrow officer to their father who was in a convalescent home, and selling one of the family cars for them (they all lived out of the area) are the sorts of things I do for all my clients when necessary. It was nice to hear how much easier it made their lives at a difficult time, and it confirmed to me that, after 32 years, I was still the kind of agent I wished I could have found.
