Dear Neighbor:

The real estate market continues to “suffer” from too few houses for sale.  For you, as a potential seller of course, this is anything but suffering.  In my 33 years in this business I can’t recall many times when it’s been a better time to be a seller.  Prices are at an all-time high, interest rates are low but have started to rise, and far too many buyers are chasing far too few listings.  Rising interest rates, of course, is part of the dynamics – buyers are afraid the days of ridiculously low rates may be over and don’t want to miss the boat.  All of that having been said, from out here in the trenches it doesn’t appear that prices have risen in the past 12 months – they are still at their all-time highs.  Statistics probably aren’t going to tell the story since the sample size is so small.

I have got a beautiful (and “beautiful” doesn’t quite cover it) new listing at 3309 Via Palomino – a completely remodeled 5 bedroom 3.5 bath Cape Cod with an absolutely dreamy back yard.  A top quality remodel, there is literally nothing to do here but to move in.  I’ve included a flyer (which doesn’t do it justice), or you can go on my website, www.DanaGraham.com (which also doesn’t do it justice), or you can call me for a private showing and, if it’s still available, justice will be served.  Don’t wait though, because this lovely property is not going to last.

This month’s article is one I wrote in 2013 in reaction to what I regard as common bad advice to sellers:  fix everything in the house before you go on the market.  Tho this may sound logical at first glance, it’s not the best advice.  I hope you enjoy the article.  As I always tell the newer agents, experience is the only real teacher in real estate; the things you have to know to get a license have almost nothing to do with what you need to know to be a successful Realtor.  So if you’re thinking of selling (or buying, for that matter), give me a call, and I’ll show you what 33 years and hundreds of transactions being the kind of Realtor I wanted, but couldn’t find, looks like.
